The Real Estate Photography Process

Everything you need to know about a shoot: before, during, and after.

Before Your Shoot

  • Let me know about any home features that you’d like highlighted in the photos. These could include things like an outdoor living arrangement, a grand staircase, or a home office.
  • If there are any neighborhood amenities, such as a pool, park, or tennis courts, I can include those in your listing photos. I may not be able to photograph them if they’re busy, so I can try to arrange a time when they’re not in use if you’d like to have them in your listing.
  • My Photo Prep Guide includes a thorough checklist of how to prepare the home for optimal photography conditions and the best results when we hand you your photo package.

During Your Shoot

  • I’ll start by taking a look around and taking note of anything important to include in the photos. I’ll make sure lights are on, fans are off, and everything is in its best place for the shoot.
  • Next, I’ll begin the shoot. I start with the front exteriors, then shoot the entryway, formal dining room, living areas, and office areas. Next, I’ll photograph the den, kitchen, and breakfast areas. After that, I’ll focus on the master bedroom and bathroom before shooting the remaining bedrooms and baths and any other rooms or spaces I may not have covered. Finally, I’ll take pictures of the backyard. I’ll focus on any amenities or special features along the way.
  • I can shoot closets and garages upon request.
  • Once I’ve completed the shoot, I will review the images with you on camera to ensure that I didn’t miss anything. If you think I missed something, or don’t like one of the photos, I’ll fix it—I want to make sure you’re completely satisfied with all the images before we end the session.
  • Before I wrap up shooting, I’ll photograph any neighborhood amenities that you’d like included in the listing.

After Your Shoot

  • Sit back, relax, and wait while I make your listing’s images look stunning.
  • For each image, I correct things such as color, brightness, and contrast. I will also create virtual twilights and virtual staging, if you requested these as part of your photo package.
  • Once the images are processed, I deliver them to you via a Dropbox link. All you have to do is download the images and then upload them to the MLS or social media.
  • And that’s it!

Please note:

Approximate turnaround time to receive photos is Close of Business one business day from the time of your shoot. (For example, if the photoshoot is on Friday at 2 pm, you will receive your photos by the following Monday at 5 pm.)

If you’re cancelling or rescheduling less than 24 hours prior to an appointment, a $75 fee will be issued.

If I arrive at the property and I am unable to get in after 20 minutes (from no key or no one home), a refund will not be available.
